Recites:
1. Indenture of 17 December 1794 whereby in consideration of £130, George Frederic Dote conveyed to (2) for life an annuity of £10 charged (amongst other properties) on parcel of ground described below.
2. Mortgage by demise for 1,000 years : George Frederic Dote to Charles Copeland of a close described below, to secure £100 and interest. 4 January 1809.
3. Death of George Frederic Dote, leaving widow Esther, and (1) above his eldest son and heir
4. Marriage of said Esther with Thomas Riggs
5. Assignment of mortgage (1) George Frederic Dote (2) Charles Copeland (3) John Bowron : in consideration of £100 by John Bowron to Charles Copeland and of £150 by John Bowron to George Frederic Dote, George Frederic Dote and Charles Copeland assigned to John Bowron (amongst other premises) properties below for residue of term of 1,000 years. 13 January 1817.
6. Deed to lead to uses of a fine (1) Thomas Riggs and Esther his wife (2) George Frederic Dote (3) Edward Harrison whereby property below with others were conveyed to Edward Harrison for the purpose of levying a fine to bar the dower of said Esther.
7. Death of William Bailey leaving Sarah as his representative.
8. That the said mortgage and annuity had been discharged.

Now, (1), (2), (3) and (4) convey to (5):
Close now used as a garden situated on south side of the town street of Bowes, adjoining premises of (5) on east, lands of John Colling on west, the town street on north and the back lane on south, in the occupation of (5)

To (5) in fee

In consideration of a further 10s paid to (2) by (5), (2) assigned to (5) the said annuity of £10 to the intent that the said annuity might sink into the freehold.
