TitleAgreement of conditions of lease for Dubcote Farm
DescriptionAgreed by the trustees of Horton School to let Dubcote Farm for 7 years at a rent of £90 p.a. for first 3 years and £110 for remaining 4.

Tenant shall burn lead and spread in the sour on Dubcote Scar 5000 loads of lime. Tenant shall build the fly at own expense and for 5000 loads of lime he shall receive 5½d per load. 100 roods of fence shall be made by the tenant, firstly along road side of Dubcote Scar then where the trustees appoint, tenant will receive 6s per rood of fencing. Fence to be 2 yds high, 1 yd wide at the bottom and 16" at the top. Lime to be laid at such distance as trustees think fit. Land above farm will be loose 26 Apr 1831 and buildings on 12 day following. Tenant to keep all in repair, main walls and timber excepted, to pay all parochial taxes and rates except extra charges for the church. Tenant to enter property 26 Apr 1824 and to the building 12 May 1824. £10 penalty for every acre ploughed or dug. All hay to be eaten on the premises. All money due from the burning of lime to remain in the hands of the trustees as rent except so much as to pay for coke.
