Recites that Raiph Hungate of Sandhutton esq and his wife Isabell (partly in his own right and partly in hers as sole daughter and heir of Henry Dixon gent deceased) were seised of the manor of and lands in Sandhutton; that on their deaths the premises descended to their four daughters Jane Allanson, Ann Consett, Gertrude Pudsey and Margery wife of Henry Darley lately deceased (leaving an only child Sara Darley); that "for settling peace amongst them" Robert Hungate, brother of Raiph, made a partition of the premises, and of lands of his own in Sand Hutton, among them.
The parties now covenant to levy a fine of the premises to Trystam Jackson and Rev Christopher Webster to specified uses, in confirmation of the partition:
Sandhutton Grainge, the close in which it stands, closes called Moordyke and the Fleetings, a windmill on the commons, and the commons and wastes of the manor to be held in common by Thomas and Jane Allanson, William and Ann Consett, Thomas and Gertrude Pudsey and Sara Darley. The residue of the premises to be divided among them in accordance with four schedules, giving details of the share of each, which are attached.
